Nigerian (419) scam on Craigslist

In past few months some of our members reported that someone from South Africa has posted their property, contact information, description and/or photos on craigslist under rentals and asking for money via western union etc…

It sounds crazy but true - after googling I found its not just MilitaryForSaleForRent.com but many other real estate websites are victim of these spammers.

Here is how they do it:  (excerpt from FBI press release, dated: July 22, 2009)

Homeowners list their homes for sale with real estate agents, who will list the homes for sale in the Multiple Listing Service (MLS) and also with public search websites, which allow individuals to query homes for sale via the Internet. Nigerian scammers find homes listed for sale on these public search sites, copy the pictures and listings verbatim, and then post the information onto Craigslist under available housing rentals, without the consent or knowledge of Craigslist, who has been notified.

For example, if you have accounting and computer programming experience, you need to decide which field you prefer and stick to that specialty. However, if you have various skill sets that can be applied to the same field, use this to your advantage.

Once you have decided what field you like and what skills and experience you can use for that position, you should start look for jobs and prepare your military transition resume. There are many resources that can help you with this; from Federal assistance to private trainings, there is no shortage of help!

To craft an original, polished resume there are many factors to consider. First, you need to be sure to provide all of your education, experience and accomplishments as they relate to the job. Will Criminal Charges Affect My Security Clearance?

If you have a security clearance for your occupation and end up getting charged for a criminal or drunk driving offense, you may be worried about losing your clearance. And with good reason. You will have to fill out a form when you renew your clearance, and there is a question on the form asking if you have been charged or issued a ticket for any criminal or drunk driving offense.

Notice that the question is not whether you have been convicted, but rather if you have been charged. These are two very different things. Anyone can be charged with anything at any time in the US, but it takes the government proving your guilt beyond a reasonable doubt for a jury to convict you.

The agency reviewing your clearance form does a “whole person” analysis, which means the agency considers whether the entirety of your profile would qualify you for a clearance. There is no bright-line rule as to whether your charges or convictions will disqualify you.

This is important for two reasons. First, you should not assume that any one charge or conviction will automatically cause you to lose your clearance. And second, even if you beat your case in court, you still must explain and mitigate your charges. For example, if you get drunk driving charges dismissed, it is still a good idea to enroll in some sort of alcohol counseling anyway to smooth over the fact that you got the charge.

Still, there are some general rules to consider. One is that if the court is lenient with you, the panel reviewing your form will look favorably on that fact. Another factor is that domestic violence convictions are usually an automatic disqualifier.

The best rule of thumb is that you should work with an experienced criminal law attorney to ensure the best possible outcome with the least amount of risk. Even if you lose your security clearance, you still need to position yourself for obtaining other employment by minimizing the hit to your criminal record.

SSCRA or the Soldier and Sailor Civil Relief Act were signed by President Bush on December 2003. The main point for this act was to set new legislation to simplify or ease both legal and economic burdens to military personnel whether active or retired.

What is the SSCRA

SSCRA addresses the inability of military men to meet financial obligations when they are in active duty. Financial obligations to include rentals, leases, mortgages, credit card payments and other similar types of transactions. The SSCRA also stretches to cover the dependents of the military men in question under the same guidelines.

SSCRA covers those under active duty, to include out on basic training exercises or assigned in the field. Often veterans miss the chance to pay their financial obligations since they are unable to do so during the line of duty. The SSCRA aims to provide legislation to these individuals so that they are given consideration regarding deadlines and payment due dates.

One focus of the SSCRA for military personnel/dependents includes leasing/renting of a property for residential purpose. (not to exceed more than $1,200 a month) Also the conditions must be met and the transaction must be first made before the service man is enlisted into active duty or departs for basic training.

Once on active duty, it’s almost impossible for them to settle the obligation. On this note, the service man must send a request of being under the protection of the SSCRA to the court when he or she receives an eviction notice. If the judge finds sufficient grounds which merits the protection from SSCRA then the court may postpone the eviction until the term of duty of the personnel expires.

Advantage of SSCRA for veterans on active duty

Most of the military personnel in active duty will not have the ability to fulfill their financial obligations to various institutions like credit cards, banks, insurance or mortgage lenders. The SSCRA aims to provide a form of security to these men on duty on active duty.

SSCRA will provide enough “elbow room” for military personnel to be given extended deadlines for payments, foreclosures and mortgage transactions when they are in the line of duty. However, not all veterans are given the privilege of being under the protection of the SSCRA; some criteria and requirements must be met for both the transaction and the personnel before they are granted protection.

SSCRA and Interest Rates

Members on active duty who are unable to pay mortgages and who are facing foreclosure may then invoke the protection of the SSCRA to avoid such problems. Qualified debts are those incurred prior to service men coming into the line of duty. Also, the request will only be valid if the personnel are in the line of duty when the request was made which limited them from settling the said obligation.

Once qualified, the service member needs to send a letter to the lender/bank requesting that their interest rate be capped to 6% according to the provision stated in SSCRA. Also, they may should send a photocopy of the military order to the lender as proof that they are on military duty as stated in their letter of request. the process can take up to 3 months to complete.

Foreclosure and the SSCRA

SSCRA can also help cover the military member under the obligation of a mortgage, trust deed or security of property for any financial obligation. The SSCRA simply states that the personnel are valid for protection under the SSCRA if the obligation and the property were done prior to their military service.

ARM-CRM Call Center Providing 300 Jobs to Vets

Two weeks ago, the ribbon was cut outside of Prosperity America Inc.s new call center near the military hub of Columbus, Ga. The business is billing itself as an alternative to the overseas outsourcing of debt collection and tele-services jobs.

The call center expects to hire 300 people over the next three years. Chief Executive Officer Fred Landrum said that he hopes to add 25 employees each quarter. By 2012, the center expects to bring in $15 million revenue. Prosperitys call center will not only focus on debt collection business, but also on a wide array of tele-services to insure that it can successfully provide jobs in the country. The company plans to offer its clients call center support, customer payment reminders, customer acquisitions and retention.

My background is in debt collections, one of my partners formerly ran outsourcing for debt collection at GE, our roots are very strong in that industry, but were not going to limit ourselves to debt collection,” Landrum told insideARM. Landrum elected to locate the call center in Midland, Ga. It is Close to the massive military base Fort Benning reason being is because he believes; America should give back to its soldiers. We want to be a source of jobs for Americans and the military veteran community, he said.

Although the call center will be tackling plenty of work outside of the accounts receivable management industry, Prosperity hopes to provide the debt collection industry with an onshore alternative that will provide work for Americans, and especially military veterans. Many credit grantors offshore, or send first party collections to call centers in India and the Philippines.”

We will have an alternative to that. Well be doing debt collection, but well also represent debt collectors directly as an alternative to outsourcing to an overseas operation, Landrum said. Placing the call center very close to Fort Benning was also a strategic operational tactic for Landrum. He believes that the focused-minded, disciplined and very skilled workforce in Columbuss pro-military town will make for a successful call center.

Im a veteran, and as a veteran Ive always been of the opinion we need to give something back,” he noted. President Obama even mentioned that the veteran population, as a group, has a higher homeless rate than any other segment of the population and its just not something we as Americans should allow to happen. We owe something of a debt to the folks who have put it all on the line — their lives for our freedom.” That is why I feel there is a special need to realize these folks. The call center environment enables us, especially with our technology, to employ people that may not even be in Columbus but may be somewhere else. As long as they have access to the Internet and a telephone line, we can provide jobs for them. The call center is expected to begin operations on June 1.
